Total Cost of construction:

30’ x 40’ Site – 600 Sft Construction at the rate of Rs.850/- per Sft.

Specifications of Construction:

  1. Super structure:- The construction will be 3’ depth below ground level and 1’6” above ground level including plinth with size stone masonry for foundation designed for ground floor, first floor only.  The wall shall be 9” width for load bearing and 4 ½ widths for partition wall with solid blocks or table molded brick masonry. 
  2. Roof slab, cut lintels and chejjas shall be of RCC 1:2:4 as per structural details.  Chejjas projection over windows shall be 2’ and storage loft will be provided only one side in each bedroom. 
  3. The height of the ceiling will be 9’6” to the roof slab from the finished floor level.
  4. Parapet wall shall be of 4 ½” brick wall upto 2’6” height.
  5. The main door shown in the approved drawing shall be of 3’6” X 7’ size made up of teak wood with one side polish and one side painting.  Mosquito mesh shutters are not included in this contract.  All the other doors shall be of sal frame with commercial flush doors.  Windows shall be of sal or neem wooden frames and shutters with 10 mm square bars and enamel painting.
  6. Internal painting shall be of OBD paint and external paint shall be of snowcem of approved colour
  7. The flooring shall be of white mosaic tiles.  Flooring in the bathroom shall be of ceramic tiles.  Dadooing in the bathroom upto 5’ height and in the kitchen upto 2’ height from the cooking platform.  Cooking platform shall be on one side of the kitchen with stainless steel sink.
  8. The capacity of the overhead tank shall be of  500 ltrs. And underground sump shall be of 2000 ltrs.
  9. Weather proof course over roof with surki.

Water supply and Sanitary works:

  1. All the water lines shall be of ISO marked blue pipes for cold water lines and GI B class pipes of Oswal for the hot water line with necessary fittings.
  2. All fittings in the bathroom such as angle cocks, stop cocks, wall mixers shall be CP fittings.
  3. The toilet shall contain one number of Indian / western closet with PVC flush tank and one number of water tap.  Bath room shall contain one wall mixer (hot and cold).  Only one wash basin shall be provided in one bathroom.
  4. Kitchen shall have one tap point from overhead tank and one direct tap from water supply source.

Electrification works:

  1. All the switches shall be GI semi modular or equivalent make.  Trans/Memblex / kotari make cables embedded in 20 mm dia PVC conduits.  The following electrical points and fittings shall be provided in each room as mentioned below:
    1. Living room – 3 nos of wall light points, 2 nos of 5 amps socket, one no. fan, TV and telephone point.
    2. Dining hall – 2 nos of wall lighting points, one no. of 5 amps socket, one no of fan and telephone point
    3. Kitchen – 1 no of light, fridge and exhaust fan point, 1 no.s of 15 amps socket with switch
    4. Bedrooms – Each bedroom shall have 2 nos of wall lighting points,  5 amps socket, one nos of fan point and one 2-way switch in one of the lighting point
    5. Bathroom – One no of lighting point, one no. of 15 amps socket with switch

Construction rate mentioned above does not include:-

  1. Extra work such as kitchen cabinets, storage lofts at kitchen & bathroom, over head storage units, ward robes, shoe rack, flagging concrete all round the building, staircase railings & any grill work, ramp in front of the gate etc.
  2. Any elevation work and design work
  3. KPTCL charges
  4. Government deposits, if any
  5. Liaison work, if any
  6. Road cutting charges if any
  7. Construction of compound shall be of 4’ height on the three sides of the building with
  8. 4” thick hallow block masonry including 3’6” x 9’ MS gate.

Any other item of the work which is not anticipated in the estimate shall be paid as per market rates prevailing at the time of execution.
Power required for the construction shall be provided by the Owner.

Payment Terms:

  1. Before start of work                                          5% of the total value
  2. After completion of foundation                       25% of  the total value
  3. After completion of roof                                  25% of  the total value
  4. After completion of plastering                         20% of the total value
  5. After completion of flooring                            20% of the total value
  6. After completion of work                                  5% of the total value

fter completion of each stage as mentioned above, the Developer will raise the bill and submit the same to the Owner.  Within 7 days of receiving the bill, the Owner should settle the bill amount.
